Yes, there is an occasional alligator in our ponds. Alligators are naturally afraid of humans but it is unwise to allow small children and pets to be near an alligator. Country Club membership is not available in Stoneybrook Estates. Nearby Stoneybrook Golf And Country Club is semi-private, and non-members may dine at the clubhouse and have limited golf access

chevron_rightGARAGE & ESTATE SALES - are they allowed?
Garage and yard sales at homes are not allowed per CCR 10.14. An annual Garage sale is allowed at the Gazebo if approved by the board per CCR 10.16. If you have bikes, furniture, etc to sell (Estate sale), just advertise the items and make gate entry arrangements with the buyer.

chevron_rightGOV DOCS - How can I get a copy of the SECA By Laws, CCR's etc?
Our governing documents are posted under Documents. You must be registered on the web site to view these documents. Florida Statute 720.401 requires that HOA dues, governing documents, etc be disclosed to the buyer prior to closing. Our CCR's have our amendments incorporated into the CCR text for a quick read of our "rules".

chevron_rightLOT NUMBER - how do I find mine, and lots of other info.
Go to the Sarasota County Property Appraisers website. www.sc-pa.com Click on search > real property. You can find your lot #, how your home is titled, square feet under air, flood zone category, the purchase date that was recorded, and if you click on "Map", you can see the exact dimensions of your lot to 2 decimal points accuracy. Remember that the front of everyone's lot begins 25.0 feet from the centerline of their street. Our four "Roadways" are 50.0 feet wide.

chevron_rightPARKING - Are there parking restrictions in the Estates?
No owner or occupant parking on the street, no vehicles with signage in driveway overnight, visitor vehicles parked on the street in the daytime should be in the direction of traffic. No overnight street parking. See CCR 10.16.No overnight parking (10PM to 7 AM) in the pool parking lot (vehicles will be towed per the Uptons sign).

chevron_rightPASSWORD - How do I get one to access the MEMBERS portions of the web site?
Only owners (renters also) are approved to obtain a password. Just click on "Update Your Profile" on the lower left of the homepage and follow the instructions. Your user name is your email address. If you are registered but forgot your password, contact the web master and it will be emailed to you.

SECA does not prohibit the installation of propane tanks. When an owner contracts to have the tank installed, the installer must get the required permit.

chevron_rightPROPERTY LINE - how can I find mine?
Go on website www.sc-pa.com , type in street # and name at top left, click on Select at bottom left, click on show map (at top left), position your lot in the center of your screen, click the + button to zoom in. Note that the plot plan shows the dimensions of your lot. The front of your lot starts 25.0 feet from the road centerline.There is also a one page paper that defined all property lines in SECA. Go to Community > Property Lines.

chevron_rightSELL/LEASE - Are there any requirements if I sell or lease my home?
Notification of Sale (NOS) (FORM 1) must be made 20 days before a home changes owners (for any reason) and leases must be APPROVED 10 DAYS IN ADVANCE using Form 2. The minimum lease duration is 3 months. For Sale signs are allowed but are standardized per SECA Policy 02. Open houses are allowed on Saturday and Sunday from 1 to 4 PM.

Call FPL at 1-800-468-8243. Select the option "Outage". Give the FPL person the house address nearest the problem light post. If its a Blvd light, the street light account number is 55155-47775, customer name is Stoneybrook, service address is STN BK BLV.

chevron_rightTRASH - When is trash day and which holidays is pick up delayed?
Waste Management normally picks up on Thursday between 7 and 10 AM. Don't put bins out before 6 PM Wednesday. Click here for more info. There are four holidays when trash pick up slips one day - Christmas, New Years, July 4, Thanksgiving.

Reports of a violation must be in writing. Email is the preferred method. Be sure to reference the CCR section that is in violation, then state the address of the property in violation. Send your report of a violation to our Chair of Covenant Compliance. A picture is worth a thousand words (if the violation lends itself to a photo).

Thursday for odd numbers.Federal law requires that every municipally supplied water user receive an annual report on water quality.Sarasota County no longer mails them to customers.
